Price changed? Relaunch the listing with a fresh look and a “New price” campaign

For listings that are sitting: everything in the Launch Kit, plus a fresh look to win back buyers. A “why it’s not selling” audit, restyled staging, a new photo order and a “New price” campaign, ready in 48 hours. $99 per listing, founding price ($79 for repeat agents).

Founding price for our first 10 clients; it moves to $129 after that. 48-hour turnaround is a target from when we have your photos and your confirmation of the new price. Extra staged photos: $5 each. Spanish versions of the remarks, social posts, email and flyer: +$19.

What's in the kit

  1. Everything in the Launch Kit. Up to 5 virtually staged photos, full photo cleanup (enhance, sky, declutter, 1 twilight), MLS description, short version and disclosure text, a listing error and compliance check, a 30-second vertical listing video, a print-ready flyer, 5 social graphics, and Instagram and Facebook captions. For a relaunch, the staging is restyled and the description is rewritten, as below.
  2. A “why it’s not selling” listing audit. A one-page checklist based only on what buyers see in the live listing: photo count and order, first-photo compliance, empty rooms we could stage, rooms with no photo, remarks length and missing facts, required disclosures, and days on market and price history as shown. No pricing or value opinions.
  3. Restyled, MLS-safe virtual staging. Up to 5 interior photos re-staged in a different style from the current photos, or staged for the first time if they’re empty. Every staged photo is labeled “Virtually staged”.
  4. A new photo order. A recommended order for your MLS photo slots. The front exterior stays in slot 1 (or slot 2 after an aerial or water view), as Stellar requires. We reorder slots 2 and up.
  5. Rewritten public remarks with a fresh angle. A new lead built from verified listing facts, plus a short version. Required disclosures come first, in Stellar’s exact wording.
  6. A “New price” social set and reel. Three feed graphics, a story frame and a 20 to 30 second vertical reel made from the restyled photos, each with your brokerage name. For social media only, never MLS photo or virtual-tour slots.
  7. A buyer-agent email. A short email you can send to agents who showed the home or work the area. The kit’s print-ready flyer carries “New price. Fresh look.” No compensation language.
  8. A price-change copy checklist. A reminder that the price must already be updated in the MLS, plus the words we avoid.

Launch Kit vs. Price-Cut Relaunch Kit

Repeat agents pay $79 for the Relaunch Kit, $10 less than the Launch Kit. Founding price for our first 10 clients; it moves to $129 after that. Turnaround times are targets, not guarantees.

How we keep it compliant

  • “New price”, never “Just listed”. Stellar Article 04.15 prohibits making a listing appear new by inactivating and reactivating it. Our relaunch copy never implies the listing is new, and we never suggest relisting to reset days on market.
  • Seller-authorized price changes only. Under Article 05.12, a price change must be authorized in writing by the owner(s) of record and filed with Stellar within two days (excluding weekends and federal holidays). We start the “New price” assets only after you confirm that.
  • Truthful price claims. A was/now comparison only goes in if it matches your MLS price history exactly. No “below market” or similar value claims.
  • Nothing text-based in MLS photo slots. Article 04.05 bans text, branding and graphics on MLS photos and virtual tours, and keeps the front exterior first. “New price” graphics and the reel are for social, email and print.
  • Clean remarks. Article 04.06 bars contact info, websites, showing instructions and open house information from public remarks, so those go in the social posts and email instead.
  • No compensation language. Article 09.01 prohibits offers of compensation anywhere in the MLS. Our templates leave it out.
  • Your brokerage name on every ad, and copy that describes the property, never who should live there.

What the audit does, and doesn't do

The audit looks only at what's visible in your listing and shows exactly what we'd change and why. It doesn't give pricing advice, comps or a market-value opinion: pricing is between you and your seller.

Relaunching on your own? A quick checklist

  • Is the front exterior photo in slot 1 (or slot 2 after an aerial or water view)?
  • Do the next 3 photos show the rooms buyers care about most?
  • Are there empty rooms that would read better staged, and is every staged photo labeled?
  • Is any important room missing a photo?
  • Do the remarks lead with the property’s strongest verified fact, instead of filler?
  • Are required disclosures present and first where required (virtual staging, short sale)?
  • Is the new price filed in the MLS, with the seller’s written authorization?
  • Does every ad say “New price”, carry your brokerage name, and avoid “Just listed”?

Common questions

What's the difference between the Launch Kit and the Relaunch Kit?

The Launch Kit is for new listings: launch it right the first time. The Price-Cut Relaunch Kit is for listings that are sitting: everything in the Launch Kit, plus a “why it's not selling” audit, restyled staging, a new photo order, a “New price” social set and a buyer-agent email, in 48 hours. It's $99 ($79 for repeat agents) versus $89.

Will you tell me if my listing is overpriced?

No. Pricing is between you and your seller. Our Price-Cut Relaunch Kit audit only covers what's visible in the listing, like photos, order, remarks, disclosures and days on market, and shows exactly what we changed.

Can I use “Reduced!” on the relaunch graphics?

We use “New price” by default, never “Just listed”. A was/now comparison only goes in if it matches your MLS price history exactly. “New price” graphics are for social, email and print only, because Stellar doesn't allow text on MLS photos. We only make price-change assets after you confirm the seller authorized the new price.

Will you relist the property so it looks new?

No. Stellar MLS Article 04.15 prohibits inactivating and reactivating a listing to make it appear new. The Relaunch Kit refreshes the marketing of the existing listing and never says “Just listed” or “New listing”.
