Virtual staging for Tampa Bay listings, built to follow Stellar MLS rules
For listing agents in Hillsborough, Pinellas and Pasco counties. We stage your empty rooms with furniture and décor, label every photo “Virtually staged”, give you paste-ready disclosure text, and a person reviews every image before you get it.
Before and after: real rooms, staged without changing the room
These demo rooms are free-license stock photos (see Photo credits), run through the same staging process we use for agents' listings. Furniture and décor go only where the room is being staged. Everywhere else, the original pixels are put back, so walls, windows, doors, lights and flooring stay real.

What Stellar MLS requires, and how we handle it
Stellar MLS is the MLS for most of Tampa Bay, and its Article 04.04 sets the rules for virtually staged photos. In short:
- Type Virtually staged in each staged photo's description field and check the virtually staged box.
- Start the public remarks with One or more photo(s) was virtually staged.
- Add or replace furniture and décor only. Don't change permanent fixtures, hide defects, stage exteriors (other than unattached furniture or décor), add views, or put words or branding on photos.
- No virtual staging on pre-construction or under-construction listings.
Every ListingAce kit includes the photo labels and the remarks sentence, ready to paste. Read the full plain-English guide: Stellar MLS virtual staging rules.
More than staging: the Launch Kit
Staging is one part of getting a listing live. The Launch Kit also includes a photo cleanup pass (brightness, color, decluttering of personal items, a realistic twilight shot), a 30-second vertical video for Reels, TikTok and Shorts, a print-ready flyer, 5 social graphics, listing copy written from your facts, and a pre-launch error check that flags things like a missing staging disclosure. Branded graphics are for social and print only, never MLS photo slots.
Listing sitting after a price change? The Price-Cut Relaunch Kit is everything in the Launch Kit, plus a fresh look and a “New price” campaign.

Common questions
Is virtual staging allowed on Stellar MLS?
Yes, with conditions. Stellar MLS Article 04.04 allows adding or replacing furniture and décor in photos, as long as each staged photo is labeled “Virtually staged”, the virtually staged box is checked, and the public remarks begin with “One or more photo(s) was virtually staged.” Fixtures, defects, exteriors and views can't be changed.
How fast is turnaround?
Our target is 24 hours from when we receive your photos for a Launch Kit, and 48 hours for a Price-Cut Relaunch Kit. During early access that's a target, not a guarantee, and we'll tell you up front if a kit will take longer.
What photos should I send?
The original full-resolution photos from your photographer, plus the listing link if it's live. Empty rooms photographed level and wide stage best. Tell us which rooms to stage and the style you want.
Do you shoot photos?
No. We work remotely from your photographer's original photos. Please only send photos you have the right to edit and use on the MLS.
Can you stage a new-construction listing?
Not for Stellar MLS. Article 04.04 says virtual staging shall not be used for pre-construction or under-construction properties.
