Selling your home yourself? Make the listing look professional.

A human-reviewed marketing kit for Tampa Bay owners: labeled virtual staging and photo cleanup on up to 8 photos, a flyer, 3 social posts and a listing description.

Marketing materials only. ListingAce provides marketing materials only. We are not a real estate brokerage, we do not provide legal services or legal advice, and we do not take part in or take responsibility for your sale, pricing, contract, title work, closing or disclosures. You, the seller, are responsible for your sale and for any disclosures it requires.

What’s in the Sell It Yourself Kit: $79

  • MLS-safe virtual staging and photo cleanup on up to 8 photos. Staged photos are labeled “Virtually staged,” and your originals are included.
  • A print-ready flyer.
  • 3 social posts for your own Facebook, Nextdoor or Instagram.
  • A listing description written to describe the property, not the buyer.

That’s the whole kit: it doesn’t include a video or anything else. Spanish add-on: +$19 for a Spanish description and social posts, always alongside English.

We email a quote before any work starts. No payment is taken on this site.

How it works

  1. Email us your photos (ones you took or have the right to use) and a few facts about the home.
  2. We stage, clean up and write. A person reviews every piece.
  3. We send the kit. You decide where and how to use it, for example with a flat-fee MLS broker and on your own channels.

What we do and don’t do

We make marketing materials. We don’t list homes on the MLS, price homes, give valuations, talk to buyers, schedule showings, negotiate, or handle contracts, deposits, title work, closing or disclosures. Owners who want MLS exposure often work with a licensed flat-fee MLS broker.

Labeled virtual staging

We add furniture and décor only inside the open floor area. We don’t remove defects or change fixtures, views or room size, and we label every staged image. Here’s how our staging follows Stellar MLS Article 04.04.

If you list through a flat-fee broker

Stellar MLS has rules for listing photos and remarks, such as a front exterior photo first, no text on photos, and no contact information in public remarks. Your broker is responsible for the MLS listing. You may find our Stellar MLS listing checklist a useful summary.

Fair Housing-minded copy

Our descriptions describe the home, not who should live there. HUD’s advertising rule is at 24 CFR 100.75.

Do you need a lawyer?

You don’t need a real estate agent to sell your own home. The contract, title work and closing are still best handled by someone qualified, and in Florida sellers often work with a real estate attorney or a title company. Many owners find an attorney well worth the fee for reviewing or drafting the contract and handling issues at closing.

Common questions

Can my home go on Stellar MLS if I sell it myself?

Stellar MLS listings are entered by licensed brokers, so owners who want MLS exposure often work with a flat-fee MLS broker. That broker decides how your listing is entered and is responsible for it meeting Stellar's rules. We only make the marketing materials.

Do you label virtually staged photos?

Yes. Every staged photo we deliver is labeled “Virtually staged,” and we include your original photos. On Stellar MLS, staged listings use the remarks opening “One or more photo(s) was virtually staged.” (Article 04.04). Your broker handles what goes into the MLS.

Can my phone number go on the photos or in the MLS description?

Stellar MLS doesn't allow contact information in public remarks (Article 04.06) or text and branding on listing photos (Article 04.05). Sellers often put contact details on the flyer and in their own social posts instead. Your broker can tell you how buyer agents will reach you.

Do you list my home, set the price or find buyers?

No. We don't list homes, give pricing advice or valuations, talk to buyers, schedule showings, negotiate, or handle contracts, deposits, title work or closing. We make marketing materials only.

Can you write that my home never flooded?

We don't write flood, defect or condition claims. What you disclose about your home is your responsibility; consider discussing your disclosures with your own Florida attorney.

Which areas do you serve?

Owners in Hillsborough, Pinellas and Pasco counties, Florida. We work remotely from your photos and don't do photo shoots.

What photos should I send?

Sharp, well-lit photos that you took or have the right to use and edit. Stellar MLS listings typically lead with a front exterior photo, so it's worth including one.

Is the Spanish add-on available?

Yes. For +$19, we add a Spanish version of the listing description and social posts, always alongside the English versions.
